iQ-Messenger - Message Detail Information

The iQ-Messenger alert message contains information from the previous days activity for both occupancy and revenue, YTD details and forecast information. Below is a breakdown of the information included.

Dayend Close Information

Room Revenue - The total posted amount for the previous audit date for all account codes with a category of room revenue.

ADR - The Average Daily Rate is the total room revenue posted for the day divided by the number of occupied rooms.

RevPAR - The Revenue Per Available Room is the total revenue posted divided by the number of rooms available to sell for a specific day.

Example: A 100 room property had 45 rooms occupied with 5 rooms out of service and posted $6000 in room revenue for a specific day. The ADR would be $133.33 ($6000/45 rooms) and a RevPAR of $65.16 ($6000/95 rooms).

Rooms Sold - The total number of room nights sold for the date. Normal stay, no shows and same days stays are all included.

Total Unavailable - The number of rooms marked as Unavailable at the time the Dayend Close was completed.

Total COMPS - The number of rooms in house with a COMP rate code at the time the Dayend Close was completed. This does not include rooms in house with a zero($0) room rate.

Total Groups - The number of rooms in house attached to a group at the time the Dayend Close was completed.

Payments - The net result of payments received and refunds given.

Example: A property posted $550 in Cash, $3000 for Visa/Mastercard and $1500 for American Express for advance deposits, checkouts and city ledger payments in a day. They also posted a $135 credit card refund and $35 cash paid out for a guest that left early. The net Payments for the day is $4880 (550+3000+1500) - (135+35).

Occupancy - The occupancy percentage for the day, number of rooms occupied divided by number of rooms available.

Note: Unavailable rooms are included unless the Ignore unavailable rooms in occupancy percentage is checked under Setup > Configuration > Guest Ledger > Dayend Closed Options > General tab.

Walkins - The number of rooms that were checked in using the Walkin feature and/or a reservation made that was checked in within the number of hours set for the Walk-In Hours set in Setup > Configuration > Reservations.

YTD Room Revenue

(Past Months) - The total room revenue for each month of the current year.

Total This Year To Date - The total room revenue posted for the current year. Any room revenue postings for the current audit date are not included.

Total Last Year To Date - The total room revenue posted for the previous year for the same time frame.

Difference - The difference between the total room revenue posted for the current and previous year.

Percentage Change - The difference between the total room revenue posted for the current and previous year expressed as a percentage. The Difference divided by the Total Last Year To Date is the calculation.

YTD Recap

This section compares the ADR, Rooms Sold, Total Unavailable, Total COMPS and Total Groups for last year to the same period this year, allowing you to review the pace of these indicators compared to the previous year.

Yield Variance - The additional amount of revenue generated through the Yield Management for the current and previous year.

Payments - The total net result of any payments and refunds for last year for the same period this year.

Today's Forecast

Occupancy - The anticipated occupancy percentage for the current audit date.

Checkins - The number of reservations with the current audit date as the arrival date.

Unavailable - The number of rooms set as unavailable for the current audit date.

Tomorrow's Forecast

Occupancy - The anticipated occupancy percentage for the next day's audit date.

Checkins - The number of reservations with the next day's audit date as the arrival date.

Unavailable - The number of rooms set as unavailable or out of service for the next day's audit date.

Forecast Next 10 Weeks

The occupancy percentage for the remaining portion of the current week, along with the percentages for the next ten weeks is presented. Weeks run Sunday to the following Saturday and the occupancy percentage for the week (expected occupied rooms for the week/total rooms available for the week) is displayed.
