Maintenance
Setup > Configuration > Maintenance
Use this option to automatically create maintenance items when a room has been used a certain number of times.
Examples include:
- Flip the mattress after 120 uses
- Clean the drapes after 120 uses
- Check light bulbs after 90 uses
- Preventative Maintenance on PTAC after 90 uses
Once a maintenance item is created on this screen, roomMaster will automatically create a new maintenance item during the night audit. Each room can be checked to stop an automatic maintenance order from being created.
You can select for the maintenance item to apply only to certain room types by filling in a valid room type in the Room Type field. If you leave this field blank, the maintenance item will be applied to all room types. If you wish it to only apply to just two specific room types, you can always enter the same maintenance item on two lines, one for each room type.
There are a maximum number of seven items which can be setup.
Press the Reset button by each item to reset ALL the rooms back to zero (0) for number of uses. If you want to just reset the number of uses for a particular room only, select Rooms from the main toolbar, then Room Properties and then the Routine Maintenance tab.

Remote Maintenance Notification
You MUST enter SMTP settings in Setup > Configuration > System > Internet Settings > Setup Outgoing SMTP Server for Remote Maintenance Notification to work correctly.
To configure Remote Maintenance Notification, click on Setup Notification Addresses. Enter the staff name and email address for the person to be notified. You can determine which maintenance items the person will receive by selecting a specific department for this person. If All Departments is selected, the person will receive notification for all maintenance items entered with a remote notification request.
SMS Messaging
Remote Notification can be done through SMS (Small Messaging) services that most Cell Phone providers can handle. If the message is going to a cell phone or small device, click on the Send as SMS Message (Short Message Only) checkbox. Contact your cell phone provider for the valid email address which your cell phone can accept as an SMS message. You can find this quickly by going to the website of your cell phone provider (such as T-Mobile, Verizon, Nextel) and look for SMS Messaging.An example of an email to use if you are using T-Mobile would be:
phonenumber@tmomail.net such as "8135551212@tmomail.net"
Note: Additional fees may apply when sending SMS messages to a cell phone. Contact your provider for additional information.
To test a phone message, simply send a regular short test email message using Outlook or Outlook Express (your email client) and see if the message appears. If it does not, InnQuest Software cannot help you with this and you must contact your cell phone provider directly for more information.
SMS messaging may be instant or can take minutes or even hours to be received on your cell-phone. Please do not contact InnQuest Software support if you do not receive a message, as this has nothing to do with the software, but your internet and cell phone provider. Again ... if you send an email message, and it does not arrive on your cell phone, InnQuest Software cannot and will not be able to help you.
